What types of hard money loans do you fund and in which states?
We’re a private, asset-based hard money lender financing non-owner-occupied investment properties (fix-and-flip, purchase, purchase + rehab, refinance). Primary markets: New York and Massachusetts. Minimum loan: $100,000.
How fast can Mako Loans close a hard money loan?
Many deals close in ~7–14 days with a complete file, clean title, and insurance binder. New York and Massachusetts are attorney-driven closings; quick responses to document requests help ensure fast funding.
What do I need to apply for an investment property loan?
Start with the form below. Typical requested items: government ID, entity docs (or PG), purchase contract/payoff (refi), rehab scope & budget, recent bank statements, property photos, and your exit plan (sell or refinance).
Can you issue a Proof of Funds (PoF) letter for my offer?
Yes. After a quick screen of your deal and liquidity, we can issue a PoF letter so you can write stronger offers in NY/MA and move faster with sellers and agents.
What rates, points, and fees should I expect? Is there a prepayment penalty?
Pricing is deal-specific. Your Term Sheet will lists rate, points (if any), and third-party costs (title, attorney, recording, appraisal/BPO if required). No traditional prepayment penalty; some programs include a minimum interest period.
How do rehab draws and monthly payments work on fix-and-flip loans?
Rehab budgets are held back and released in draws upon completion. Upon request, a local team member will inspect/approve, and draws are typically issued within 1-3 days following inspection. Payment are usually interest-only and paid monthly via automatic ACH. Unlike some of our competitors, interest is only charged on draws once released, not on the committed building loan amount.
